As electric commercial trucks gain traction, operators face significant hurdles in establishing sufficient charging infrastructure. EV Realty recently raised $75 million in a funding round led by private equity firm NGP, with participation from the company’s management team. This capital will facilitate the construction of new charging hubs across California, including a flagship 76-stall fast-charging site in San Bernardino.

The San Bernardino hub will feature four “pull-through” stalls equipped with Megawatt Charging System (MCS) plugs, enabling semi trucks to recharge without detaching trailers. Once operational, the site is projected to charge more than 200 Class 8 trucks per day, significantly enhancing fleet operational efficiency.

EV Realty’s approach draws inspiration from Digital Realty, a real estate investment trust specializing in data centers. Patrick Sullivan, EV Realty’s co-founder and CEO, explained that the company views electric truck charging hubs as a new infrastructure asset class within real estate, akin to data centers but on a smaller scale.

Leveraging proprietary software, EV Realty maps electrical grid availability, vehicle density, traffic patterns, and real estate usage to pinpoint optimal sites. Unlike data centers that require hundreds of megawatts, EV Realty targets tens of megawatts, allowing more flexible and diverse location options.

While some fleets remain cautious about transitioning to electric trucks, EV Realty observes strong demand from early adopters eager to expand their electric vehicle operations. Sullivan noted, “We see, frankly, more interest right now from the customers that have made the switch. They see the opportunity and want to do more.”
